On the face these offers seem to be enticing. And even if think about it, these offers may seem like working to your advantage. But the truth is the builder will never do anything that will put him in a disadvantage or cause him a loss. So how do you recognize which schemes have been made to fool you? Here are a few tips to help you understand.<strong>Sample Flats<\/strong>:It is a tactic that many builders use to attract buyers. In case a buyer is not impressed by the blueprint or is not able to receive the feel of the apartment from the prints alone, developers will offer to show a readymade apartment which will be based on the designs that had been previously shown to the prospective buyer. But do not be led into believing that you will get exactly what you see in the model flat. Chances are that the model flat will be much more impressive with high class flooring, bathroom fittings and wall colors and texturing. It is also possible that the developer will use a few tricks such as using a lot of lights or making smaller and sparer furniture to make small spaces look bigger.So instead of taking the developer&#8217;s word for it, carry your own pen, paper and measuring tape. Take your measurements and determine whether the developer&#8217;s claims are true. Cross check the claims that had been made on the agreement and also clarify if all the fitting you are seeing in the model flat would be available in the actual flat. If yes, then get a written affirmation of the fact so that later on nobody has to complain.<strong>Pre EMIs<\/strong>:The concept is fast catching up in India and is equally liked by builders and buyers. The buyer is given the option that on an advanced booking or pre-launch booing, he does not have to pay any EMI on the home loan he has taken from the bank. Instead the buyer will be paying the EMI for a specified period, generally 2 years. This will act as a reliever for those whose income will be drained if they have to pay both rent and EMIs. Builders prefer the arrangement as they this brings in fund during construction. So this might seem like a win-win situation. But the buyer only wins when the construction is actually completed within the specific period. If not he will end up paying the EMI for the rest of the time left off till the construction is complete. This can be an indefinite period and all the money saved in the initial 2 years will be lost in the later period.It would be wise to push the builder to make such an arrangement as to pay the EMI till the construction is complete i.e. no EMI till possession. This will not only save the money on EMI but also keep the builder under pressure to complete the construction and hand over the possession as soon as possible. Also in such cases the builder tends to pad up the cost of the house to make extra on their disadvantage of paying the EMI. Therefore a thorough research of neighborhood properties will prove useful.<strong>Gifts and Offers<\/strong>:Many builders, in a drive to sell more houses invent luring marketing gimmicks such as free family holiday package, free car parking, gold coins etc. Sometimes stamp duty charges, registration charges are also included in the builder&#8217;s offer. As this would save the buyer 5 to 12% of expenses most buyers like offers and freebies. But there is obviously a hidden content in all these. As in today&#8217;s world nothing comes for free, it also goes for these offers. Builders usually hike the cost of the buildings to cover the cost of all they are offering. And you might be thinking that free car parking is a good offer as otherwise you will have to pay 1 to 10 lakh extra to buy car parking space. But the truth is according to a Supreme Court ruling in 2010 builders can no more charge extra for car parking space.
