Undri is one such area that is becoming hot spot for investment and seems a better choice over other areas of Pune. This place was in sight for a long time for the residential development but unavailability of sufficient infrastructure was keeping it behind from the list of developers but now things have changed and Undri is getting importance from builders and developers. The reason behind that are the availability of land at cheap rates, closeness to important areas like NIBM Road, Wanowrie and M. G. Road and the increasing demand of affordable residential properties from IT, Automobile and manufacturing industries. Saturation in nearby areas and increasing cost of real estate encouraged developers to concentrate on Undri which is close to Camp area. Investors are seeing good opportunity in Undri seeing the upward trend of real estate in the city.Another advantage of this location is that it still has the natural charm unlike NIBM, Camp and nearby areas that are stuffed with concrete jungles. Undri has thick green cover that is protected by Government regulations. Thus it promises to give serene natural surroundings to its residents in future. This place is also well connected with several local road networks, state highways, inter-state highways as well as express highway. Being quite close to developed areas help Undri to be in proximity for fulfilling daily needs of residents. Two top notch educational institutes named Delhi Public School and Bishop School are situated in Undri thus the prospective buyers do not need to worry about the quality education for their kids. There are some other good schools are also here already operating. It is quite common for prospective buyers to hesitate to invest in an area that is not fully developed but the fact is areas that are developed have lack of future returns as they are completely saturated and already on a high price list but the areas that are still developing promises good returns over your investment. In such areas you can <a href=\"http:\/\/www.bharatestates.com\/guide\/first-time-home-buying-guide\" target=\"_blank\">buy properties<\/a> at low rates but once the location is completely developed the margin of your returns over investment will be higher.Hadapsar which is coming up as a major IT hub is situated quite close to Undri giving it the advantage of location as the IT hub is ever expanding and the demand for residences is increasing day by day. Magarpatta and Kharadi are also not far from Undri and thus making Undri more in focus for real estate development. The development process is already started in Undri with several reputed builders are launching their residential projects in the area like Annura which a luxurious residential project by Kolte Patil Developers, projects by Amit Enterprises, etc. are some of the launches in Undri. The internal road development is still in progress and due to government&#8217;s lack of attention it is taking time. The developers are coming together to solve this problem as their unit selling depends on proper infrastructure. Some parts of Undri still facing water crisis that is usually a problem with developing areas but I personally feel by the time the residential projects will be ready to use the infrastructure will be shaped up by higher authorities.
