But there is more than just the spilling over of the urban population that has helped Wakad in become one of the fastest developing localities in Pune.Before 1983 Wakad used to be a small village with fertile land where the chief occupation of people was farming. In 1983 the Pimpri-Chinchwad Municipal Corporation (PCMC) acquired 50% of the land and by 1998 with the supply of electricity, water, good drainage and coming of the IT park at Hinjewadi, Wakad became a favourite for young professionals and hence for property developers as well.The growth of Wakad swelled after the coming of InfoTech and Biotechnology Park at Hinjewadi in the Rajiv Gandhi Hinjewadi IT Park. This was followed by the coming of a string of other IT companies such as Infosys, Synechron, Tech Mahindra, Siemens, TATA Technologies, Wipro, Cognizant, IBM, TCS, KPIT Cummins, Atos, Mindtree etc. The areas adjoining Hinjewadi came to be in high demand for the young professionals who were employed in these companies.Wakad\u2019s location has also got a lot to do with its development. It is close to Aundh and Baner. The congestion in these areas has contributed to the migration of the population looking to settle in these neighborhoods to settle in Wakad. It is also located at a convenient distance from Mumbai (80 to 90 minutes), Mumbai-Bangalore Bypass, Pimpri-Chinchwad Industrial area, and Balewadi National Sports complex. It is 11 kms away from Pune station and 20 kms away from Pune airport. Wakad also has some of the best colleges of Pune such as Institute of Business\u00a0Management\u00a0and Research (IBMR), Balaji Institute of Modern Management (BIMM) and Indira. Some Schools in Pune include Good Samaritan, Euroschool Wakad, Indira Kids, Akshara International etc.This has spurred a demand for <a href=\"http:\/\/www.bharatestates.com\/pune\/wakad-properties-8167\">residential buildings in Wakad<\/a> and therefore Wakad right now is living the dream of developers, investors and buyers as well. Several 1\/2\/3 BHK apartments, townships, villas, bungalows, row houses and other high end projects are coming up all over Wakad. Kalpataru is constructing 2 complexes with multistoried apartments in Wakad namely Harmony and Splendour. Both projects are close to the Mumbai-Pune Expressway and also the Hinjewadi IT Park. Olympia Projects are developing a 150 unit apartment complex of 2\/2.5\/3 BHK apartments. The Pride Group is at present constructing the Park Turquoise and the Park Titanium both of which are multistory apartments. Pristine Properties is developing Pristine Profile, a large township project with lifestyle residencies and all sorts of attractive facilities. Other remarkable residential projects in the area are Apostrophe (Kasturi Housing), Capriccio (Rama Group), Costa Rica (Rama Group), Dew Dale (Vishwa Vinayak Developers), Island (Om Developers), Nandan Inspera (Nandan Buildcon Pvt Ltd) etc.Buyers in this area come from a variety of regions such as employees at Hinjewadi, Pimpri automobile hub, Mumbai, Aundh and Baner. Most of the buyers as well as investors are relatively young and within the age bracket of 30 and 40.
