As it is always! The biggies of the real estate industry, majorly top builders and research and analysis firms are quoting that the budget may smell sweet but it is hard for the budget to have a strong positive impact in the economy. Heavy funds may have been allotted for the urban and rural housing that is an optimistic and igniting factor for the sector. This will help in overcoming the liquidity crunch experienced by the developers working in mid-affordable-segment. But still the expectation of the industry was more than that.So lets take a glance at those factors that the players of the estate points out to convince that why the budget will have no considerable impact:<\/p>\n<ul>\n<li><strong>No Infrastructure Status<\/strong>: This has been in demand from very long time. By granting the housing sector infrastructure status, it is anticipated that the funding would be greatly improved under FDI and ECB. But it is not talked in the budget and thus no infrastructure status for now. It disappointed the biggies.<\/li>\n<\/ul>\n<ul>\n<li><strong>Reduction of abatement<\/strong>: The reduction of the abatement on service tax availed by real estate developers for homes and flats above 2,000 sq ft or costing Rs 1 crore and above to 70% from 75% is a factor that will increase the prices of homes falling in the mentioned category. Mainly all luxury class houses (that are in trend now) will be costlier.<\/li>\n<\/ul>\n<ul>\n<li><strong>TDS of 1% to be levied on transactions above Rs 50 lakh<\/strong>: An extra tax will be deducted at the source in case of property transactions above 50 lakh. Hence an increment on the cost of properties for property buyers as the sellers will pass it on to them.<\/li>\n<\/ul>\n<ul>\n<li><strong>Nothing in the budget for retail and commercial real estate<\/strong>: No special news for the commercial sector this budget. Also nothing about special economic zones. This is saddening, since IT\/BPO companies take the major office space, but no new provision for their investment is made.<\/li>\n<\/ul>\n<p>Loopholes are many but not fathomless. The players demand may not have been fulfilled in the same way as they wanted. But looking beyond the line of expectation and accepting what we get can take the sector to a higher stature.
