\"PLC\"You are charged more for better seats in a movie\u00a0theater<\/span>\u00a0or better seats in a train. When you are charged an additional fee for a well situated house, it becomes a preferential location charge. A preferential location charge (PLC) is a charge that a buyer has to pay while booking a housing unit which has better features as compared to the others. For example, the buyer has to pay a preferential location charge in case his apartment faces the park, has a view of the city, has better access to the street etc. PLC on the apartments location is charged per sq. ft. The PLC is fixed by the builder and it varies from builder to builder. It is calculated as the rate fixed by the builder multiplied by the super area of the housing unit. Therefore the bigger the housing unit, the higher the PLC.<\/span>Previously PLC was only charged for floors closer to the ground but now PLC is applicable on every floor. And since PLC is basically a tactic adopted by the builders to increase the sale price of their buildings, you can expect that there is no floor that is devoid of a PLC. Nowadays PLC depends on the profile of the builder, project type, floor number, climate of the place, proximity to airport, market etc. it also depends on construction quality and project size.There is almost no way to escape PLC. Floors closer to ground will have a PLC as they are closer to ground. Floors high up in the building will have a PLC as they are more airy and well lighted. And all the floors in between will have a PLC for being neither too hot nor too cold and being neither to high up nor too low in the building. PLC is also charged based on luxury of the housing unit. Penthouses have the highest PLC. A bungalow with a garden and a pool will have a different PLC than a bungalow located at the corner plot and having parking space.A certain housing unit may have several aspects that can be counted as a PLC such as pool facing, second floor apartment with parking space in a first class locality has more than two PLCs. But the buyer will have to pay for only two PLCs.
