It was built to reduce the traffic problems that were burdening the inner city roads. The road runs from Salt Lake City in the north east to Kamalgazi in the south east. Prior to the existence of the road, the areas adjacent to it were either farmlands, slums or simply abandoned. But as the road increased connectivity and land was easily available for new commercial, cultural and institutional developments, this part of the city started to develop very fast. At present, areas adjacent to the E. M. Bypass are among the most coveted areas in the city.There are various reasons for the fast development of these areas:<\/p>\n<ul>\n<li><span style=\"line-height: 1.714285714; font-size: 1rem;\">All along the length of the Bypass there are various connectors that connects the eastern suburbs with the rest of the city such as the Rashbehari Connector, Park Circus Connector, Anwar Shah Connector, Beleghata Connector etc. this means every part of the city can be approached through the Bypass and commuting time is saved as the Bypass resembles an express highway.<\/span><\/li>\n<li><span style=\"line-height: 1.714285714; font-size: 1rem;\">A long flyover is being constructed from Parama Island to Park Circus that will connect the Bypass with Alipore and facilitate signal free commutation over a congested area.<\/span><\/li>\n<li><span style=\"line-height: 1.714285714; font-size: 1rem;\">There a number of hospitals such as Ruby Hospital, Apollo Glanagles Hospital, Peerless Hospital , Rabindranath Tagore International Institute of Cardiac Sciences, Medica Superspeciality Hospital, B.K.Roy Research Centre, Fortis Hospital and Desun Hospital. These are few of the best hospitals in the country where people come for medical care and for employment from all over, including the neighboring Bangladesh. This has created a great demand for hotels, guest houses and rental houses besides local markets and other everyday facilities.<\/span><\/li>\n<li><span style=\"line-height: 1.714285714; font-size: 1rem;\">At present the Kavi Subhash and Kavi Nazrul Metro stations are the only two Metro Rail stations on the E.M. Bypass. But the east west metro corridor is presently under construction which will bring all the areas around the Bypass under the same Metro grid as the main city.<\/span><\/li>\n<li><span style=\"line-height: 1.714285714; font-size: 1rem;\">The neighborhoods of E.M. Bypass have proximity to the Kolkata international\/domestic airport, Howrah station and also Sealdah station.<\/span><\/li>\n<li><span style=\"line-height: 1.714285714; font-size: 1rem;\">The Bypass connects the city to Bidhannagar or Salt Lake Sector V which is the IT hub of the city. It also connects the city to Rajarhat which is the upcoming large scale planned township of Kolkata.\u00a0<\/span><\/li>\n<li><span style=\"line-height: 1.714285714; font-size: 1rem;\">Kolkata is of late catching up with the idea of spending money on fun and entertainment. The young generation, double income families and people with jobs in the IT sector and BPOs who have more disposable income are the major spenders. Therefore there is a spurt of shopping malls along the Bypass. Some of these are the Mani Square Mall, Axis Mall, Metropolis Mall, City Center Mall, Swabhumi, Unnayan, Silver Spring and Spenser\u2019s. There are also car showrooms of Mercedez Benz, Nissan and BMW. Apart from these there are also numerous shops, eateries, multiplexes etc.\u00a0<\/span><\/li>\n<li><span style=\"line-height: 1.714285714; font-size: 1rem;\">There are also various parks, gardens and stadiums such as the Science City, Nicco Park, Aquatic, Nalban, Benubano Chaya, Salt Lake Stadium, Jadavpur Stadium, Milan Mela Complex etc.<\/span><\/li>\n<li><span style=\"line-height: 1.714285714; font-size: 1rem;\">Institutions like the West Bengal National University of Juridical Sciences, Calcutta International School,\u00a0<\/span>Govt. College of Engineering and Leather Technology, Heritage Institute of Technology and Satyajit Ray Film &amp; Television Institute are also just beside the Bypass.<\/li>\n<\/ul>\n<p>All these factors have led to the boom in residential and commercial development along the E.M. Bypass. There are already several apartment complexes that line the Bypass such as the Udayan, Hiland Park, Kolkata Greens, Abhishikta, Ruchira Residency, Greenwood Nook and Silver Spring. These are mainly for the higher income groups. Numerous smaller complexes have also started to come up and in the upcoming years all the major developers in India such as Unitech, DLF, Fort, Ideal, Keppel-Magus, Tata Housing, Shrachi Group, Mani, Calcutta Metropolitan Group etc are flocking to the area with their latest projects. Besides these big and well known names there are countless lesser known local developers as well.Presently prices of residential properties in the area are approximately Rs 5,300-5,700 per sq ft. Commercial properties in the area would cost approximately around Rs 7,200-7,900. Rent for 2 BHK varies between Rs 7,000 and 15,000. As of now property prices have not spun out of control for either the business or middle class.
