What is a 7/12 extract?

The Director of Land Record s and Settlement Commission heads the functioning of the Maharashtra Land Records Department which is responsible for the administration of all the land related information. The Land Records Department is one of the most important Departments under the State jurisdiction since it keeps track of land oriented activities and updates related reports from time to time. The 7/12 Extract contains the following essential information:

• Survey Number of the Land Registered with the Land Records Department
• Owner’s and Land Cultivator’s name
• The size or area of the land
• The nature of cultivation or type of cultivation on the land
• Crops which were grown and cultivated the year before
• Loans given to the land owner from the Government
• Subsidies provided by the Government on seed, pesticide and fertilizer purchase.

• It confers the title of ownership to the land owner
• Ownership of a plot is secured only on the basis of a 7/12 extract obtained from the Land Records Department.

Mahabhulekh 7/12 – Official Land Record Website:

In order to deliver better services to the citizens of the State of Maharashtra, the Government introduced an online portal ‘mahabhulekh.mumbai.nic.in’ which is the official website of the State’s Land Record Department. By bringing in digitization, the process of land updation and maintenance will be computerized thereby saving the time required for data retrieval, to a major extent. Almost 2 crore extracts across 358 Talukas of Maharashtra have been digitized.  With the process of Digitization it is thereby possible to take a snapshot of the 7/12 extract online. It is also possible to view your property card details on this official website.
