Wai is one of the main towns in Satara district located at the banks of Krishna River. It is 88 Kms. from Pune on the way to Panchgani. Wai is surrounded by Ghats such as Gangapuri, Madhi Aali, Ganpati Aali, Dharmapuri, Brahmanshahi, Ramdoh and Bhimkund. Many temples are located in these Ghats. These Ghats enclose many water ponds, waterfalls and hillocks. The hilly terrains approaching the fort poses medium to tough challenges to the adventurous tourists. Wai is among the hot spots for shooting bollywood films due to the scenic village backdrop and many films have been shot here in recent years. Also many MNC have set up their units in Wai MIDC. The real estate development in Wai is picking up due to its close proximity to Pune and connectivity to other tourist destinations like Panchagani and Mahabaleshwar.     On detailed study for last 2-3 months i realized that its all bogus….the agents are hiking the prices and buyers are not buying.
    In fact few housing schemes even almost at stage of completion have many flats available.The rates QUOTED are high as compared to the realistic cost.
    Plots are being offered away from town and do not understand why the prices should go up.
    In process local guys are confused and further fueling the subject saying there is a great demand.
    Just be careful if some one is buying as investment.For flats u may not get any buyers and for plots scare of local encroachments.!!

    That is very true vijay… we see a lot of hype about property rates increasing all the time.. but if you see carefully there are actually very few or no transactions happening on the price demanded… i feel the same as you do.

    Even I will agree to what Vijay is saying.

    With my experience about wai my views are as under
    1)At wai whats a point in buying a flat for investment??
    One thing they are highly priced with no proper connecting roads and then even you find one which is ok but issue is who will take your flat on rent???And at what rent amount??
    If you decide to sell it after few years why any body shud buy??
    Investors will again buy new flats and local will discount your quoted rates.

    As regards land same problem…rates are un realistic.Even in Bavdhan rates demanded are very high with no signs of infrastructure like roads,drinking water pipelines etc.

    And even if you find one what about encroachment???Will you like to invest for encroachers??

    With all hype created Wai is no good investment location with todays rates offered by builders for flats and agents for plots.

    wai is a nice place to settle down provided you love nature. i been there a number of times and am looking for a small farm house plot but the rates quoted are so damn high one wonders where run away from crowed mumbai. purchasing flat in this tiny town makes no sense u wont get the rent, 1 bhk rent is abt 13 to to 500 pm and for two bhk 1500 to 1800 resale is just out of question.
    if one is looking to settle down at wai then resale and rental value has no meaning. the place u like is not available and plenty of waste land is available without any infrastructure which would require heavy expenses on development.

    You guys are right. Wai is way to overrated.

    Here Goes…

    New Satara Nagar by Shri Vastunirmiti Developers. Not even 20 of 120 flats sold!! Yet price of 1BHK when asked is 8 lacs in which the room is the size of a bathroom!

    Sakshi Vihar. Built where their is no living soul or even road for miles.

    Same goes for rest. Just buy a flat in Pune. You will get a decent flat in Pune for the price of one in Wai.

    Average residential land price in wai city is 1000 RS. per sqft. Having FSI 1.8, loading per sft Rs. 550.00. Builtup Rate Rs. 1200.00 is reasonable. Agricultural land around wai is Rs. 20 lacs per acre having good access. But customer needs to check specifications of built up items like bad quality of concrete, quality of doors & windows, tiling, etc.

    We recommend not buying built up home in wai. Worse situation of traffic. People used to park their vehicles like bikes, cars, trucks directly on road. For 1.0 km drive in wai city you shall take at least 15 minutes. Worst situation of municipal water (comes avg alternate day). Electric Load Sheding daily eight hours. No good hotel for family in WAI. All siteseeing spots are crowded with hawkers, and local rowdys. Open gutters not cleaned in six months. Nala type river (sad to say). Only two small gardens occupied with children above age of 16. No swimming pool. No good sportground. Only one talkies. a lot to say…..

    I do agree with Mr. Khamkar. Infact I was also planning to invest in Wai but in initial survey I realize all the fact mentioned by Mr. Khamkar are true.
    1.Infrastructure is not good.
    2.Power/water supply is not good.
    3.Even in WAI MIDC not big shot companies and even not heard in near future plans.

    Better to invest in Pune and around 40km which will in boom in near future.

    according to my knowledge wai city is good for holidays,their are no place left in panchgani and mahableshwar for purchase,so people can buy plots as investment,in future its prices will rise because people already started migrating from panchgani and mahableshwar,this is good time to buy plots in wai,wai city is developing city and near to hill stations.

    Wai is good place for settle down after retirment,

    but you are buying a plot for investment then you should think twice.

    in wai there is no proper road conectivity, no water for every day and everybody know about load sheding, some road are good but they encrouch by hawkers

    and no big company is intrested in wai to start there project.

    so please change your mind and buy a plot in satara city

Five kilometeres from NH4. Between Nh4 & Wai. Only two plots available. Non farmers can buy the plots. Developed plot with Road, Tree plantation, Water & Drainage pipe line.     Wai is good historical place surounded by Sahyadri’s valley good river bed and exotic locations like Panchgani & Mahableshwar. Considering future development of the spot after say 5-10 years its good. And moreover its connected to Pune and Satara. 10 km away from NH4. But sad part of city and total region is its very underdeveloped. Municipal Councils of Wai, and local leaders are least bother to develop the spot and there is no industrial expansion plan in future as well. Only one Garware company is there. Where are those MNC mentioned in site ??? Lets hope for the best in future. May God first develop the mentality of local Political leaders of Wai for total infrastructure of the region.
