The uniqueness of the design lies in the enclosing shell made of steel, glass and aluminium cladding. The complete structure of the shell stands away from the support system of the internal structure. The outer frame has a different structural system. Because of the tilting of the building, one end appears to be buried into the ground and the other end is lifted up. The main entrance of the building is from under the raised part. The main entrance has a glass wall with a conical surface that is curved and tilted. The cladding has large elliptical cut outs that are fitted with high performance doubly glazed units to increase the visibility of the inner floors to the outside world. The glass with the aluminium cladding helps in solar passivation and energy conservation. The hi-tech material and technology used to create the entire structure.

Though it is an amazing art of work in the world of architecture with timeless beauty and inspiration for thousands there are some challenges that are being faced by the users and the company staff today. These challenges include cleaning of the building from outside as it is risky as well as very difficult. In rainy season the joints leak as it is a steel and glass frame joints. But we have to admire the efforts of people who brought this futuristic concept into reality.

The trend is in upward direction definitely and the wounds of recession are now healed completely. More and more buyers and investors are heading towards huge investments that ultimately help in real estate development.

The new mantra of big townships is coming into the scenario and initially people were hesitating to invest in these townships but now they prefer to live in it. The reason is that a township is self sufficient, they provide good living standard along with the facilities like shopping malls, cinema hall, schools, hospital, good connecting roads, restaurants, recreational facilities, etc. In short we can say you can get everything in the township and no need to travel a long distance for daily requirements. Along with facilities it also generates jobs within the area.

As per the new special Township Policy Act of Maharashtra Government the requirements for township are a minimum area of 100 acre, investment in public infrastructure like water, roads, sewage, etc.  Such developments will help to decongest the city space and help to develop surrounding areas.

The Amanora Park Town was the first with a 400 acre of space and Rs. 10000crore Township by city Development Corporation. It will be entirely hi Tech Township with its own railway station and 16000 apartments.

Another such townships are Blue Ridge Township by Paranjape schemes that is in an area of 138 acre and investment of 3200 crore. The Mega polis project by Pegasus properties Private Ltd is Rs.1500 crore townships in a 150 acre area.

Kumar builders are coming up with three new projects of township with 124acre, 120 acre and 110 acres respectively. The first one is in Hinjewadi and one in Kharadi.

The Kolte Patil developer has a 450 acre township at Hinjewadi with ICICI venture and a share of 50 percent.

All these townships are helping to develop the surrounding areas of Pune like Hinjewadi, Kharadi, etc. Other areas are also showing price appreciation in properties like Baner, Pimple Nilakh, Wakad, Pimpri Chinchwad, etc. The outskirts of Pune are getting face uplift through the rapid development in these areas. The reason behind the fast development of these are space availability, low prices of land as compare to the city and proximity to IT parks and connecting highways. May be in near future we can see some more townships that can provide high living standards with maximum facilities at the door step. It will take a little time because it is really huge investment for the developer/builder and the minimum land requirement is also difficult to find in the city and that is why builders are going a bit out of the city where the required space is easily available at a reasonable cost.
