Some six years back when I first came to Balewadi to see one property I was so disappointed to see the place as it was just a village having some homes here and there without any proper grocery shop, no roads. I thought how can we live in a place that has nothing to offer except some views from high storied windows. I was not that convinced to buy my dream home there. But I bought the property in Balewadi as the property was in my budget and the layout I liked the most but I was worried about the location. But today I do not regret at all as the place has completely transformed from a small no roads village to <a href="http://www.bharatestates.com/pune/" onclick="return TrackClick('http%3A%2F%2Fwww.bharatestates.com%2Fpune%2F','real+estate')" target="_blank">real estate</a> hot spot. There are various factors responsible for this facelift of Balewadi.</p>

Some says there is a bubble in the reality sector that is about to burst, some are expecting the correction in prices while others are forecasting a five percent rise in real estate prices in the fourth quarter  this year. The truth is that nobody can forecast future and it is always full of surprises. If we see the present scenario the real estate in India took an upward direction after the fall of 2008 the year which showed the global economic recession. Once again the world economies are stepping towards recession and in such a situation it is natural to expect a correction but uncertainty is still there.</p>

<p>With the increase in interest rate once again how the real estate market is affected? It directly affected the sales. The sales have diminished and the absorption rate has changed. The third quarter of last year 2010 has shown steady growth and the same is seen in the last quarter of 2010. Even the first quarter of the current year 2011 has given progressing results of sales. But the second quarter has shown a fall in the sales of new units in real estate. It can be associated with affordability issues as the prices of properties are sky mounting due to inflation and increase in construction costs. Apart from that the borrowing costs is becoming a burden for the buyers  who are expecting to face cash crunch due to increased EMIs as a major portion of their monthly pay. As per the report published in Morgan Stanley the sales in real estate all over India have seen the fall of average 10 percent in the last three months that can be an indicator of effects of global recession in current time. If we see the statistics and compare the results of last two quarters then we can see there is a gap of 3000 units which shows the fall in demand in property around the country. If we talk about Pune the things are not that bad in here as compare to other places. May be the scenario can change in the coming two to three months. The absorption rate in Pune is the highest that is 20 percent as compare to an average absorption rate of country has shown a fall from 17 percent to 14 percent. The absorption rate can be calculated by dividing the total new sales of units by total unsold units of home. Mumbai has witnessed the lowest rate of absorption of just 6 percent. We can blame to unaffordable price levels for this situations. Not only the high prices but also the cost of loan is contributing to the lack of sales. Buyers are expecting a price correction as they think that the prices have touched the top and it is time to take down turn soon. These kinds of sentiments are driving the market.</p>

<p>The other side is of developers who are in a rush to sell the units of inventory in order to minimise their unsold inventories before the down turn starts. That is why pre launch offers are getting popular. Some big project builders are facing cash crunch due to cost of material, inflation, difficulty in raising money from banks and financial institutes, low sales due to market sentiments, etc.  The situation is getting worse in other parts where developers have to sell their land assets to complete their ongoing projects. DLF who is one of the biggest real estate players in India is among the big developers who sold their land assets to cover costs as the banks are becoming cautious and selective in lending money to borrowers. DLF is planning to sell more lands worth thousands of crore to raise funds. Banks now prefer those borrowers having good track record of repayment and credibility. The developers especially small one are cutting on margins of profit in order to boost sales from 30 to 50 percent in boom time to just 5 to 10 percent that is huge cut from their side. According to a research it is expected that the margins will remain under pressure in coming time of three to six months. The absorption rate may increase with lowering the margins by the developers.</p>

<p>The construction rate is also declined in the country due to many reasons including sales decline, inflation, price movements, delay in approvals from government authorities, etc. The pre-sales has significantly dipped in the current quarter as compared to previous quarter of new residential projects in Mumbai. Unitech and India bulls also faced the same problem of sales decline and thus the scenario has affected the new constructions.  In short we can say that the interest rate, RBI’s revised lending rates, market sentiments, price escalation, global economical fluctuations, poor stock performance, government policies are some of the factors hitting the real estate industry badly.  Coming quarter will decide the growth path for Indian real estate market.</p>

Companies like General Motors which already has production unit in Talegaon, L&amp;T, Bajaj and Jindal groups are having plans to set up units in Talegaon. It is in process currently but no doubt in coming three four years you won’t be able to recognise new <a href="http://www.bharatestates.com/blog/index.php/talegaon-pune-upcoming-industrial-hub/" onclick="return TrackClick('http%3A%2F%2Fwww.bharatestates.com%2Fblog%2Findex.php%2Ftalegaon-pune-upcoming-industrial-hub%2F','Talegaon')" target="_blank">Talegaon</a> with sky touching prices of real estate and all the facilities like health care, shopping malls, schools, colleges, big and small townships will be there and then it will be too late to invest in that areas as it may or may not be in your budget. Currently one can go for row houses in the price of a flat in pune but that time an apartment may seem to be costlier to buy. It is said that the right decision at the right time is fruitful. We must have experienced here in Pune that many people of Mumbai invest in properties in Pune because of investment purpose or for retirement home or a second home and we cannot deny that this factor plays significant role in property price rise in Pune. Here the point to be noted is the return on investment is sure and safe but in the long run not in short run. The development is in progress at a fast pace but it will definitely take some time to come to life of a city. The average price per square foot in Talegaon is around 2,471 where as for houses it is slightly more 4547per square foot and residential plot is available for approx Rs. 682 per sqft only.</p>

In a city like Pune which is rapidly expanding in all possible directions is much to offer in its magic box. Now the question is if the supply is enough then why the prices of properties are sky mounting? There is no doubt in this fact that in the past five years the prices of real estate has surprised each one of us. But is it good to have such a trend or are there some facts or points that we are not thinking about.  If we see the graph of real estate prices we can see sharp upward direction then some stillness then again very sharp shoot up of prices in the year 2010 till end. Now what?</p>

<p>Uncertainties are all around as some predictions are in favour of real estate and some are against it. If we take the current market prices of <a href="http://www.bharatestates.com/pune/properties" onclick="return TrackClick('http%3A%2F%2Fwww.bharatestates.com%2Fpune%2Fproperties','properties+in+Pune')" target="_blank">properties in Pune</a> city then it is clear that slowly it is becoming just unrealistic to afford a 2BHK in Pune. Apart from the cost of a 2BHK the interest rates are also too high to materialise the deal of purchasing a property. Some views are like that there will be some correction but how much no one knows. What will happen to the future real estate market of India if the present state of affairs continues in coming years? The answer is the sale will go down because if the common man is not having purchasing power then how will he be able to think of buying a property that is just impossible to afford. He would prefer to have a rented accommodation instead of buying a home.</p>

<p>If one waits for the correction in the prices then how much correction he can expect. If we analyse the past then we can see that in the year 2008 when the economy slowed down, the impact was clearly seen but the <a href="http://www.bharatestates.com/pune/residential-price" onclick="return TrackClick('http%3A%2F%2Fwww.bharatestates.com%2Fpune%2Fresidential-price','real+estate+prices')" target="_blank">real estate prices</a> never came down. I agree the fact that they were not rising at that moment but they were stagnant because of lack of demand and downfall of IT industry due to world economy slow down. Today the scenario is that World economies are recovering, Indian economy is giving good signs of growth and thus the demand is rising for real estate. This demand has made the reality sector mad and the prices went up like rockets which seem to be unrealistic to touch. Here are some points that can contribute in downfall in demand of real estate:</p>

<ul>
<li>The banks have increased the borrowing rate that is another slap on the cheeks of a home buyer.</li>
<li>Inflation has left us with no option then to criticise the government whose ultimate target of economy growth on paper is almost achieved.</li>
<li>Significant increase in Transportation cost due to petroleum price rise has contributed in acceleration of inflation.</li>
<li>As per the news Reserve Bank of India has asked banks to accept 20 percent of the house value as equity portions from the buyer and it will make the buying process more difficult for the end consumer. All these are just making it more and more difficult for the prospective buyers to buy their dream home.</li>
<li>The builders and developers are having fund crisis if the project is not booked on time due to rising borrowing cost and the delay in the project can cost a buyer who has invested in that particular project. That is why nowadays builders and developers are giving prelaunch offers on the properties but the buyer never knows the future of it.</li>

<p>In short I would like to suggest you that if you are a first time buyer then be very careful and give it a big thought that how much amount you can actually afford to pay for a two room house as ultimately all the fancies of luxury lifestyle fade away when you have to cut short your basic expenses and have to pay hefty loans from your hand tight budget as the inflation will never come down in near future. It will go up and up and cannot be compared to the salary hike in any industry. Now the prices are touching to Rs.1 crore in prime locations (I don’t know whether they should be called prime or not) like Baner, Aundh, Kalyani Nagar, Pashan, <a href="http://www.bharatestates.com/blog/index.php/development-in-hinjewadi-pune/" onclick="return TrackClick('http%3A%2F%2Fwww.bharatestates.com%2Fblog%2Findex.php%2Fdevelopment-in-hinjewadi-pune%2F','Hinjewadi')" target="_blank">Hinjewadi</a>, etc. What do you think after twenty years can you get 2 crore of that property? Think about it as you not only invested money in it but your time, your loan EMI stress for twenty years apart from cutting down so many holidays you could have enjoyed if loan was not that big?  How much price can rise? There is a limit always. Don’t just get away by the fancy brochures of big builders and promoters as the ultimate goal is to find a house that is affordable and can give you a good night sleep for the next twenty years. The government must take some actions to control the real estate prices in order to make it affordable for everyone in the country as the prices are crossing the levels of property prices in developed countries. It may take a u turn if not controlled in time. Just be wise and take wise decision by investing in the right budgeted property in the right location and keep all your finances in your control.</p>

The master bedroom is cosy yet wonderful place fully decorated and with beautifully carved wooden bed. It has a balcony that can give you view of the waterfall. The guest bedroom has an attached bathroom and balcony to enjoy outer views. The furniture is made of mahogany hardwood that is very stylish and eye catching. For walls various natural stones are used from different parts of the country and outside the country from Rajasthan to Kathmandu. The sanitary is from premium Kohlar fittings. One of the most important things is that the Feng shui principles are followed in the house as the laughing Buddha, mirrors and pyramids are placed in the house.</p>

<p>As simple as the name sounds, Keshavnagar is just another location in Pune where you will see the usual traffic, rough roads, Pan shops, canals, crowded streets with people crossing pathways on their will etc. When I reached there I felt that there was nothing new. It’s like I have seen and experienced it all&#8230; So I asked my colleague why the hells are we here? I soon realized and got an answer the moment we entered a place called Oxford village. This is a small bungalow society consisting of merely 40-50 bungalows. But honestly, I have never seen such quality of architecture and use of space even in the developed countries. It was stunning. Even that could be an understatement. Once you enter the society there is no way you can look ahead while driving. Mansions, Glass bungalows, wooden exteriors, lavish landscapes, huge internal swimming pools, private basketball courts and more, all made to perfection. Obviously not to my surprise soon I was seeing Garages and porches stacked with luxurious and exotic cars.</p>
<p>&nbsp;</p>
<p>That’s not all. This society has state-of-art service <a href="http://www.bharatestates.com/pune/properties" onclick="return TrackClick('http%3A%2F%2Fwww.bharatestates.com%2Fpune%2Fproperties','apartments')" target="_blank">apartments</a> for the member’s guests to stay. The digital cameras and security systems in each bungalow are class apart.</p>

<p>Another interesting fact I noticed that all Bungalows are painted white. This makes the entire society look elite and polished. Plots are in the range of 10000 sq. ft. to 20000 sq. ft. and most of them have a private jogging track. They even have a private police station inside the society!! <img src='http://www.bharatestates.com/blog/wp-includes/images/smilies/icon_smile.gif' alt=':-)' class='wp-smiley' />  More to it they have security guards and check post on every turn which I guess is such a huge safety measure.</p>

<p>We saw a couple of vacant plots and inquired about the pricing in the society. Based on the information we got the pricing ranges from 4000 to 8000 rs. Per sq.ft. Which according to us is quiet reasonable, compared to the rates in other polished areas in the city.</p>
